Engaging Tenants to Foster Collaboration

Verdani’s communications team supports ESG progress by promoting strong tenant relationships and encouraging collaboration on sustainability initiatives.


The Client

An owner/operator of industrial warehouse properties with a national presence and a focus on sustainability.


The Challenge

Our client’s leases utilize a triple-net structure, giving the client very little ability to undertake sustainability initiatives at its properties. While most leases contain green lease provisions, the client sought additional avenues for engaging on sustainability-related topics and projects with its tenants.


Our Approach

Initial engagement strategies included materials designed to inform tenants of the client’s program and encourage participation.

  • Communicated sustainability awareness from the start of the relationship by including an energy-themed brochure with the Welcome Packet. The brochure included language that invites collaboration:

    Participation verbs that describe involvement and active contribution, such as “join,” “share,” and “inform”

    Imagery that invokes shared effort and responsibility: “Together, we can protect our community by minimizing energy use and emissions.


  • Kept tenants informed of client’s sustainability commitments and initiatives through semi-annual newsletters that included:

    Highlights of the client’s sustainability program, commitments, achievements, and partnerships

    Features on tenant ESG-related activities or achievements

    Tips and reminders for sustainable actions that tenants can take to reduce their impact


The Result

Responses to these initial strategies was positive, helping to develop strong landlord-tenant relations and encouraging the client to expand the engagement program.
