Areas of Expertise

Verdani supports clients at the intersection of energy performance, compliance, and long-term sustainability. From utility benchmarking using ENERGY STAR Portfolio Manager to ordinance submissions and energy audits, Verdani helps turn data into strategy — and strategy into measurable results.

    • Standard and NextGen Program Support: Comprehensive assistance with program compliance including verification, on-site inspections, and professional engineering (PE) stamp certification to meet Standard or NextGen building performance requirements.

    • ENERGY STAR Recognition Services: Preparation and delivery of the ENERGY STAR Statement of Energy Performance (SEP), along with full application submission to the U.S. EPA for official ENERGY STAR certification.

    • ENERGY STAR Portfolio Manager Setup & Benchmarking: Support for new and existing building setup in ENERGY STAR Portfolio Manager, including benchmarking for energy performance and sustainability tracking.

    • Utility Data Integration & API Connections: Facilitation of aggregated utility data access across the U.S. (where available), with seamless integration via APIs to existing utility bill management vendors for automated and efficient data flow.

    • Water Audit & Efficiency Opportunity Assessment: On-site evaluation and document review to develop a systems narrative, equipment inventory, and detailed breakdown of building water use—culminating in a list of capital improvements and no-cost/low-cost measures to reduce consumption and improve efficiency.

    • Indoor Air Quality (IAQ) Testing & Certification Support: IAQ services tailored for LEED, Fitwel, ENERGY STAR, or general health goals—includes site testing for parameters such as PM2.5, TVOC, CO₂, CO, and RH. LEED-specific support includes data input and documentation for Indoor Environmental Quality Performance on Arc. Fitwel support includes testing for half or full credit compliance. (Formaldehyde testing not included.)

    • Energy Efficiency Strategy & Budget Planning: Annual recommendations for energy efficiency projects based on asset-level performance, paired with identification of applicable rebates and incentives from local utility providers to support capital planning and cost savings.

    • ASHRAE Level I & II Energy Audits: Scalable energy audits based on required depth of analysis. Level I includes a site visit, document review, systems narrative, equipment inventory, energy use breakdown, and recommendations for capital and no-/low-cost measures. Level II builds upon Level I with the addition of a capital plan outlining major retrofit opportunities for deeper savings.

    • Local Energy & Emissions Compliance Support: In partnership with the Institute for Market Transformation® (IMT), Verdani leverages access to the Energy Policy Database to identify jurisdiction-specific requirements. We assist with compliance across a wide range of mandates, including data submissions, emissions target adjustments, and tracking progress toward required performance thresholds.

Monitoring Ordinance
& Regulatory Exposure

Verdani’s proprietary MORE tool empowers clients to proactively manage compliance risk across their portfolios. MORE identifies assets likely subject to benchmarking, audit, or building performance standards — drawing from the real-time Energy Policy Database maintained by IMT. An interactive dashboard delivers visual insights and key metrics, streamlining compliance reviews and enhancing confidence in regulatory alignment.

Know Your Risks

Building owners must assess not just compliance, but financial risk. Our experts provide in-depth policy analysis to help clients navigate regulatory shifts while securing incentives and avoiding costly penalties.

  • For a 500,000-square-foot multifamily building in New York City with an ENERGY STAR score of 40, non-compliance with Local Law 97 could result in penalties of up to $170,000.

  • For larger portfolios, total fines could escalate into the millions if compliance standards are not met. Verdani helps you identify which assets are likely impacted by regulatory requirements — so you can plan ahead and comply with confidence.
