Daniele Horton founded Verdani Partners in 2012, bringing over 17 years of experience in sustainability, real estate, project management, and architecture. She leads our sustainability practice and brings her expertise, energy and passion to successfully support our client’s needs. She understands the challenges of implementing green buildings from the owner’s perspective and is committed to promoting and implementing green building practices to reduce the environmental impacts of the building industry in a cost-effective and profitable way. A Harvard graduate with a degree in Sustainable Development, Horton was the Head of Sustainability for the well-known real estate firm Thomas Properties Group (TPG). She led the LEED EBOM certification of TPG’s national portfolio of office buildings (13 Million sq. ft.) during difficult economic times. Under her leadership, TPG was ranked as the Highest Environmental Performer in the Americas (in the office category) by the Global Real Estate Sustainability Benchmark (GRESB) in 2011, 2012 & 2013.
In her current role as the founder and principal for Verdani Partners, Daniele leads several project teams providing corporate sustainability services for two large national portfolios (Parkway Properties and CommonWealth Partners) totaling over 30 million square feet of office space nationwide and an international and diversified portfolio (Clarion Partners). In 2014 she was named as one of the 10 “Most Powerful Women in Sustainability” by the GB&D Magazine.

Sara is passionate about integrating sustainability practices into companies’ existing business processes. She brings extensive experience in corporate sustainability, energy management, enterprise data systems, and organizational development. Prior to joining Verdani Partners, Sara served as the commercial real estate lead at the U.S. Department of Energy’s Better Building programs and also established and led the first energy and sustainability department for First Potomac Realty Trust, a publicly-traded REIT.

Shubha has a passion for making buildings energy efficient. Her extensive experience includes building a customizable online energy calculator for city of Chicago, creating energy simulation models for skyscrapers located internationally and successfully completing various LEED O&M projects. With a background in Architecture, Shubha has a master’s degree in Sustainable Design from Carnegie Mellon University and LEED BD+C credentials.
PAUL MORIMOTO Energy Engineer
Paul is a graduate of the University of California, San Diego with a B.S. in Environmental Engineering. He passed his FE exam in Environmental Engineering toward obtaining his PE license. Paul is part of Verdani’s Technical Services team and is providing his expertise on LEED Reviews and LEED Documentation.
MEI TSURUTA Energy Engineer
Mei is an Environmental Engineering graduate of the University of California, San Diego with a passion for sustainability through improvements in the built environment and human lifestyle. She provides assistance with LEED Reviews and support for the Technical Services team.
CHRIS WEI Jr. Engineer
Chris has a master’s degree in Energy Engineering from the University of Hong Kong. With a background in Mechanical Engineering, he has a deep passion for research and innovation and hopes to make buildings across the world more energy efficient. Chis is part of Verdani’s Technical Services team and provides assistance in LEED Reviews and LEED Documentation.
KELLY HAGARTY Sustainability Coordinator
Kelly brings her diverse background in sustainability and business administration to Verdani Partners. Her experience includes advising Balboa Park’s facility directors on sustainability and operational efficiency in museums, conducting waste audits and working on numerous LEED certification projects. Kelly received her BA in Business Administration with a minor in Environmental Studies from the University of San Diego and holds a LEED Green Associate accreditation.
TAYLOR SIMS Office Manager
Taylor is a graduate from the University of San Diego with a B.A. in Business Administration and minors in Economics and Spanish. Taylor brings experience in management, human resources, and marketing. She is extremely passionate about entrepreneurship and sustainability, and supports Verdani’s operations and business development.
TANYA GOYETTE Sustainability Coordinator
Tanya has worked on the project management side of multiple LEED EBOM projects. In addition to being a LEED AP for existing buildings, Tanya brings a diverse skillset in education, marketing, feasibility assessment, and corporate sustainability.
TANISHA ST.ONGE Bookkeeper/Accountant
Tanisha is currently studying accounting while she works with preparing & organizing Verdani’s accounting records, financial statements, and other financial reports.
KATIE FREEZE Sustainability Intern
Katie is a graduate of UC Santa Barbara with a B.A. in Environmental Studies. As an undergraduate, Katie worked with student sustainability organizations to help the on-campus food bank attain a university Green Bill certification, which certifies exemplary performance in waste management, water conservation, and green energy. She earned her LEED Green Associate in January and is currently working towards her LEED AP for existing buildings.

Carlos Santamaria is Vice President of Engineering Services for Glenborough, LLC and Principle of CEES-Advisors. Mr. Santamaria has worked in commercial real estate for over 25 years concentrating in energy efficiency, construction and operational best practices strategically positioning his company portfolio as a top performer and leader in energy efficiency and sustainability.
JEFFREY LANDRETH PE, CEM, BEAP, CPMP, LEED AP BD+C, O+M Energy Consultant / Mechanical Engineer
Jeff is a registered mechanical engineer (PE), energy consultant, and commissioning agent with experience auditing /commissioning more than 70 million square feet of buildings. He leads and supports Verdani’s engineering and other technical services initiatives.
GABRIELA VASCONCELLOS Sustainability Manager
With more than five years of industry experience, Gabriela had grown her portfolio of work in the areas of LEED certification, sustainability master planning, energy modeling, project management and business development through national and international projects including buildings in Brazil and U.S. She supports Verdani’s business development team as well as the sustainability technical team. Gabriela is a LEED AP BD+C with extensive experience with LEED Online templates and procedures.
PAULYNN CUE Graphic Designer
Paulynn’s synergistic experience comes from her 20 year long career spanning architectural project development, design and planning, graphic information systems, branding and visual strategy, marketing, graphic design for global brands. Paulynn assists Verdani with various projects such as graphic design for clients’ annual sustainability reports, newsletters, and presentations, as well as website development.

Norm is a Professor of Real Estate at University of San Diego and the Editor of the Journal of Sustainable Real Estate. As an international leader in the green building industry, he is a valued advisor to Verdani Partners.
NILS KOK Advisor / Real Estate Economist
Nils is an associate professor in Finance and Real Estate at Maastricht University, the Netherlands and is also the co-founder and executive director of GRESB. As a world renowned economist, Nils specializes in energy efficiency and sustainability in the international real estate sector and is a key advisor for Verdani on real estate economics and reporting.
ANDREW HORTON Advisor / Strategy, Finance & Operations
Andrew is a private investor with over 20 years of experience in technology, commercial real estate, and capital markets. He advises Verdani Partners in many areas including strategy, finance, operations, and marketing. He holds graduate degrees from Harvard University, Columbia University, and the University of California, Berkeley.
BRENNA WALRAVEN Advisor / Building Operations
Brenna is the Head of Property Operations for the USAA Real Estate Company. She is a nationally recognized leader and provides strategic advice in Real Estate and building operations.
MICHAEL YOUNG Advisor / Software and Applications
Mike is a software developer with a Ph.D. in Physics from MIT. He advises the Verdani team on information technology, software, applications, and technical services.
